Flat Roof Repair Project We Worked On Today

Info. and Images Of Flat Roof Repair Performed Today 3-31-2012

We performed a pretty extensive flat roof repair today. There was some rotted/soft plywood sheathing off of one of the parapet wall areas on the flat roof that we removed and replaced.

There were numerous splits/breaks in the roofing and in the parapet roofing that we 3 course sealed.

There was also some rotted shiplap boards on one of the porch roofs that we removed and replaced.

New drip edge flashing was installed to the porch roof and both areas where wood was replaced were roofed back in using modified bitumen roofing and modified cap sheet roofing. Both areas were coated two coats Elastek White roof coating.

There was one area on the flat roof that had pretty extensive splitting through out the area.......mainly because it was never properly sealed or addressed. At this area we installed a polyester fabric roof patch using polyester fabric membrane and Elastek White roof coating.

All new wood and flashing's were coated two coats of self priming exterior paint to match the existing color of the outside of the property.

Project We Finished Up This Morning ! !

A few photos of the finishing touches to another roof successfully restored by yours truly. We just finished this project this morning......we did a complete maintenance...pressure wash...some polyester fabric and asphalt emulsion in the ponding area and a couple other areas...replaced four broken skylight lens's...and finished it up with two coats of Elastek White roof coating.......Good As New.

Pictures Are Of The Second Coat Being Applied This Morning.

WE DID NOT GET THE WHITE ALL OVER THE STUCCO...THOSE ARE PREVIOUS STUCCO REPAIRS !

Ponding Water On Flat Roofs ! !

I think pretty much everyone in Arizona especially in Tucson knows that almost every home with a flat roof out here ponds water to some extent. There are fortunately many different ways to approach this ongoing and seemingly never ending problem.

There are special roof coatings made specifically for ponding conditions that will hold up much better than others. Applying a primer or base coat to the area prior to coating will also help as it helps the coating create a stronger bond to the area.

Another solution are deck drains which come as cast iron (normally found on commercial roofs) and ABS (normally found on residential roofs). Deck drains sit flush with the roof and can be installed anywhere in the ponding area. These types of drains require plumbing as the water will enter the basket and then travel through the plumbing and exit where routed.

Tapered drains can help ponding water as well, tapered drains sit lower "into" the roof and have a "pan" that helps the water flow out better and faster. To install a tapered drain you cut the sheathing out which allows the "pan" to sit down below the sheathing. These drains still exit out the parapet wall with a scupper tube just as a regular scupper drain does.

Installing a layer or two of modified bitumen roofing to the ponding area also helps as this will build the area up a little bit and eliminate some of the low areas. This method does not always help out allot with the actual ponding water but will definitely re-enforce and preserve the ponding area so that the actual roofing in the area does not deteriorate and rot. I have many times installed one layer of smooth modified bitumen roofing and then a layer of granulated over the top. This provides the 2 layers of build up and also preserves, protects, and keeps the area water tight. Modified bitumen roofing is made of a much stronger material and can withstand ponding water much better than regular roofing. With using granulated on top you are creating a much stronger area for the roof coating as the roof coating will "lock" into and in between the granules and help in the delay of peeling coating.

Installing a cricket to a ponding area many times will help as well. A cricket is basically constructed of 2x4's or 2x6's underneath which act as studs for your plywood/OSB on top and they also give you your "pitch" for your cricket. This of course needs to be roofed in after the construction and installation. The purpose of a cricket is to divert the water away from the ponding area and help move it toward the roof drains so that it may then flow out the roof drains and off of the roof.

Lastly you could use a type of pond filler...there are many different brands available. Pond filler is not real easy to work with as most of the brands that I have worked with harden too quickly not allowing sufficient time to "float off" or smooth out your filler. Pond filler is also a little time consuming to get it right...and once again time isn't really an option with this type of material. I would also not recommend this procedure for large ponding areas....works great for the smaller areas though. With pond filler you will need to distinguish where your lowest areas are and where those areas rise up or become flush again. You will need to fill the low areas flush with the higher areas and then bring it down to nothing when it reaches the higher areas. Lets say you are ponding water in parts of a valley (a valley is where the flat roof meets the cricket), the water ponds badly from the end of the valley to lets say 3 feet back from the scupper drain.......so you would want to fill the area from the end of the valley bringing it gradually down to nothing by the time you reach the 3 foot mark by the scupper drain. This will fill the low part of the valley and then come down to nothing when you reach the higher part down by the scupper drain. Again this is not as easy as it sounds and you have limited time to work with the material. But it is an option.

There are other ways to approach ponding water as well, however the main techniques have been mentioned.

Tapered Roof Drains

There are numerous styles and types of roof drains available. The most common types are scupper drains(square, round, and half "moon"), ABS/Cast Iron deck drains, and then tapered/deep pan drains which resemble a normal scupper drain except tapered drains have a deep pan to them instead of just a flat pan. This deep (tapered) pan allows for better drainage due to the tapered effect. Allot of times replacing your normal scupper drains with tapered drains will help out tremendously with drainage without having to get into the mess of running ABS/Cast Iron plumbing and cutting into walls to route all of the plumbing. Also with tapered drains you do not have to worry about the plumbing breaking or coming apart inside of your walls and causing major damage....most of which you will not even know about until it is too late. Do not get me wrong tapered drains are not for every situation and sometimes deck drains are definitely needed. However tapered drains can be used instead in many situations.

A tapered/deep pan drain is installed much the same as a scupper drain where the tube comes through the wall and the flat pan sits on the sheathing on the roof side and flush against the parapet wall on the roof side as well, the only difference is the tapered drain needs to have the sheathing cut out in the area so the tapered pan can sit down in between the sheathing with the flanges around the perimeter of the drain remaining ontop of the sheathing. If you have ever installed speakers into a speaker box it is the same concept, your speaker sits down in the box while the frame around the outside of the speaker sits on the wood of the box for fastening.

Polyester Fabric Roofs

Polyester Fabric Roofs are becoming more and more popular not only by home owners but also by roofing contractors. Polyester fabric roofs consist of polyester fabric, primers/base coats, and roof coating. A polyester fabric roof in short is installed by applying a coat of manufacturer recommended primer/base coat to the deck and then rolling the polyester fabric into the base coat, embedding the polyester fabric with a squegee or roller, and then applying another coat of base to the top side of the fabric.

This is then followed up with 2-3 coats of quality elastomeric roof coating. It is very simple and has very good expansion and contraction properties. These types of roofs many times can be installed over the existing roof with out the need for tear off. When properly installed a solid polester membrane is created over the entire surface. Basic and general maintenance for these roofs requires re-coating every 3-5 years to reseal all of the polyester fabric and to ensure proper protection from the elements.
